Marsh Landing · St. Johns County

Exterior home care in Marsh Landing. For homes on the water and the marsh.

Marsh Landing homes sit along the Intracoastal Waterway and the marsh behind Ponte Vedra Beach. Many have a dock, a pool, wide glass facing the water, and landscaping that stays damp most of the year. A Freedom Exterior membership keeps all of it on a schedule, with one team and one record of the house.

What Marsh Landing asks of a house

Humidity off the marsh

Homes beside the marsh stay damp longer after rain and dew. That is where mildew and algae start first: the shaded north walls, soffits, screen enclosures and the undersides of eaves.

Docks and waterside wood

Dock decking, rails and boardwalks gray and grow slick in a few seasons. Members keep a dock that is safe underfoot and looks the way it did when it was built.

Wide glass facing the water

The view is the reason for the house. Members keep the glass clear all year, and those who want it clear every week of the year can add visits at the member rate.

Screened lanais

Screens, frames and the pool deck below them collect pollen, salt and spider webs. They are part of every comprehensive visit.

A membership here

For homes on the water, Kalen usually builds the plan around the side of the house that faces it. The waterside elevation, the dock and the glass get the most frequent attention; the street side keeps its quarterly rhythm.

A house can carry dozens of different materials on the outside, and every one of them is cared for as its own thing, roof to curb, so it looks right not just the day after a visit but in ten, twenty and thirty years. When we find something that should be repaired, we tell you while it is small, and we can take care of it for you. Repairs are priced separately from membership. How exterior home management works.

How membership works

The assessment

Kalen Yeager, our founder, walks the property with you, then assesses every surface on his own. It is complimentary.

The plan

Four Season Membership: four visits a year, one each season, built around how your house weathers. Some homes want more.

The record

Every visit is photographed and kept in one record of the house, so wear reads as a trend and repairs are caught while they are small.

Questions from Marsh Landing homeowners

Can my dock be part of the membership?

Yes. Docks, boardwalks and waterside rails can be part of your membership, kept safe underfoot and right to look at.

Can you work around a screened pool enclosure?

Yes. Screens, frames and the deck beneath stay bright, and the screen itself stays intact.
