Roofs

Clay and concrete tile. The color it was installed with, thirty years on.

A clay tile roof can outlast the people who built it. Most do not, because what grows on them holds water, and what gets done to them breaks tiles. Our members' tile roofs keep the color they were installed with, every tile intact, year after year.

What you might be seeing

Dark streaks and patches

Growth that holds moisture where tiles overlap.

Black or green on the shaded side

The north face and anything under trees goes first.

A cracked or slipped tile

One today becomes a leak later.

Ten, twenty, thirty years from now

In ten years, a member's tile roof looks the way it did the year it went on. In twenty, it has had no surprise leaks, because a cracked tile was in the record the season it cracked. In thirty, it is still the roof, not the next roof.

That is the difference between a surface that looks good the day after and one that lasts. It is easier to keep a house right than to bring one back.

What you never think about again

Off your list

It is on the schedule, every season. You never call, compare or manage anyone, and you never need to be home.

Already ready

Guests this weekend, a holiday, a listing photo. The house is already right, so there is nothing to get ready.

How membership works

The assessment

Kalen Yeager, our founder, walks the property with you, then assesses every surface on his own. It is complimentary.

The plan

Four Season Membership: four visits a year, one each season, built around how your house weathers. Some homes want more.

The record

Every visit is photographed and kept in one record of the house, so wear reads as a trend and repairs are caught while they are small.

Questions

Why is my tile roof turning black?

Growth that thrives in our humidity, especially in shade. Left alone it holds water against the roof. On a membership it never gets a foothold.

Will my tiles get broken?

No. The goal is a roof with every tile intact for decades, and any tile that cracks on its own is in your record the visit we find it.
