Atlantic Beach · Duval County
Exterior home care in Atlantic Beach.Under the oaks and on the ocean.
Atlantic Beach has two kinds of weather on the same street: salt from the ocean and shade and debris from the live oaks. Two of the homes on our main page are here, including the home we have known the longest. A Freedom Exterior membership handles the outside of the house on a schedule, ahead of major repairs and off your list.

What Atlantic Beach asks of a house
Live oak canopy
Oaks drop leaves, pollen, tassels and acorns onto roofs, gutters, porches and pools, and the shade keeps those surfaces damp. Shaded soffits, porch ceilings and north walls grow mildew first.
Cedar shake and shingle
Cedar that is cared for goes silver evenly and keeps its fibers sound, instead of turning black on the shaded side.
Salt on everything metal
Hinges, deadbolts, shower valves and grills corrode quickly this close to the water. On a membership they keep working and keep their finish, season after season.
Older homes beside new ones
Original beach cottages sit next to new builds. Each house gets a plan built around its own materials and age.
A membership here
Under heavy oak cover, the roof, gutters and porch areas usually get the most attention. Near the ocean, it is glass and metal. Most Atlantic Beach homes need some of both.
A house can carry dozens of different materials on the outside, and every one of them is cared for as its own thing, roof to curb, so it looks right not just the day after a visit but in ten, twenty and thirty years. When we find something that should be repaired, we tell you while it is small, and we can take care of it for you. Repairs are priced separately from membership. How exterior home management works.

The assessment
Kalen Yeager, our founder, walks the property with you, then assesses every surface on his own. It is complimentary.
The plan
Four Season Membership: four visits a year, one each season, built around how your house weathers. Some homes want more.
The record
Every visit is photographed and kept in one record of the house, so wear reads as a trend and repairs are caught while they are small.
Questions from Atlantic Beach homeowners
Can my cedar shake home be kept without damaging it?
Yes. The aim is cedar that ages evenly and lasts its full life. It is one of the surfaces where knowing what not to do matters most.
Why are my soffits and porch ceilings turning green?
Shade and moisture from the oaks. They are often the first place a house shows its age, and on a membership they stay bright all year.
